Spatial Modeling for Residential Optimization in Dukuh Atas Transit-Oriented Development (TOD) Area, Jakarta, Indonesia

Jakarta, as a metropolitan city, has complexity of urban problems, one which is the shape spread out and results in people’s dependence on motorized vehicles. Transit-oriented development (TOD) areas are alternative to solving these problems by increasing density accessibility between destinations integrating modes public transportation. This article aims predict occupancy that not been optimized vertical optimize use space Dukuh Atas TOD area through spatial analysis. study uses quantitative analysis Geographic Information System (GIS) method analyzing land suitability overlay techniques, calculating environmental carrying capacity residential areas, building index using Normalized Difference Built-up Index (NDBI) method, extracting dense superimposing Floor Area Ratio (FAR) data. Based conformity analysis, it was found there were suitable for approximately 16.33% total area, especially western part. The calculation shows can still accommodate 2.05 times current population. To re-optimize it, an allocation generated following FAR Jakarta’s Detailed Spatial Plan so maximum number floors be achieved. calculations produce predictions needs more detailed consistent with conditions Atas.
